What does a walkthrough include?

Each visit follows a consistent checklist, including plumbing, HVAC, windows and doors, signs of leaks or pests, exterior condition, and overall condition of the home.

How often do you visit the home?

Most homes are checked weekly, biweekly, or monthly depending on how often they’re occupied and the level of oversight needed.

How do I know if something is wrong?

You receive a clear update after each visit. If anything needs attention, it’s documented and communicated directly.

What happens if you find an issue?

I notify you, explain the issue, and coordinate trusted local vendors if work is needed. I also follow through to make sure it’s handled properly.

Do you perform repairs yourself?

No. I focus on oversight and coordination, not performing repair work.

How do you access the home?

Access is arranged in advance using a lockbox, key, or smart lock—whatever you’re most comfortable with. Access is handled securely and only used for scheduled visits.

Will I receive updates after each visit?

Yes. Each visit is documented, and you receive a clear update so you always know the current condition of your home.

What types of homes do you work with?

Primarily second homes, seasonal homes, and primary residences where the owner wants consistent oversight.

Do you manage rentals or tenants?

No. Kestrel does not manage rentals or tenants. The focus is strictly on property oversight and maintenance coordination

How is this different from property management?

Property management typically involves tenants, leasing, and rent collection. Kestrel focuses on routine walkthroughs, issue identification, and coordinating maintenance—without managing tenants.

How do I know something won’t be missed?

Each visit follows the same checklist and is done consistently over time. This reduces the chance of issues going unnoticed and ensures the home is regularly monitored.
